Q: Is America safe country to invest in? – I have that overseas investments can be risky. A: Yes America is a very safe country to invest in. Your investment is secured by The Title Deed of the Property - just like here in the UK. Some countries can be risky in terms of security of your investment, the laws and the people / agents that you are dealing with. We have had instances of many countries not having properly registered, licenced or regulated systems. In the USA - the completions and transactions are carried by Government Registered closing companies that act just as lawyers would in the UK. They are bonded and all property titles come with title insurance that covers & protects you for any mishaps.
Q: How can I trust you with $10,000’s – I don’t even know your firm. I have heard that there are a lot scams on the internet. A: All your funds are totally safe and in YOUR CONTROL. They are sent to legally registered closing companies in the USA. You can verify their licences and bonds easily on-line. Click here for details. We never ask for funds to be deposited into our account.
Q: Where does my rent go? - To the UK? A: Yes it can if you wish, however we recommend that you open a USA Bank account. We can assist you to open one easily and you should have the rents deposited directly into that account.
Q: Be honest - what is easier, property or financial markets? I feel the whole process of property purchase very stressful and there is a lot to do – explain your process please. A: Financial Markets / Stocks etc are genuinely far more stressful and have far more risks. What we have is a done for you – turn key – very simple process. We are THE ONLY COMPANY that I know of, that provides so many concrete warranties, guarantees and written securities. We have made the whole process simple and profitable.
Q: The economic climate in the USA is unstable. Will that not make my investment depreciate in value over time? A: This is a common misconception because investors fail to take into consideration that if you buy a property through us - at returns of approx. 20% NET. You will have recovered all your investment in 5 years. Therefore, after 5 years, the property stands you in at nothing and so, whatever the value of that property is after 5 years. It is all entirely your profit. We ALL expect that in 5yrs the property market will show signs of recovery and so you will also have equity of at least a further 25%. This makes the investment virtually unmatchable by anything whatsoever.
Q: Can I manage my property investment from here in the UK. A: Yes – we manage for you FREE.
Q: What’s the catch? A: None. We don’t believe in charging for something that is relatively simple and doesn’t require effort. The rents go into your bank and the properties are in good repair – so we cannot justify charging. What we do charge for is the occasional repair. Our experience has shown that to be typically few hundred dollars. We rather charge you $25 admin fee for making a small repair rather than $1000 management fee which affects your returns. Being investors ourselves, we are conscious of keepings your costs low and returns high Every managing agent we know charge 10% management. We charge ZERO.
Q: What if tenants trash the property. A: In the USA – the property gets inspected and if the tenants trash it – they are taken off the large waiting list. That’s why they respect and look after all properties. It is their home. Unlike UK - where they trash a place and get another tomorrow, if they did that in the USA they would not get another one. USA citizens don’t abuse the law or their rights like they do here. We are too lenient.
Q: So where do you make money? A: We charge a “One Off” packaging fee £2,500 and we charge a £495 mortgage arranging fee if you don’t need a mortgage your returns are higher and you save the £495. However, the mortgage acts as your capital investment so it makes sense.
Q: How can the lender afford to underwrite such losses? A: We are all confident that “the losses” will not ever occur and so we are putting our money where our mouth is.
Q: I don’t believe that ANY lender would take such a risk (however remote the chances) for no potential reward so where do they make money? A: The lender charges a 6.25% interest, they have built it in. Also we have an agreement between us that has taken considerable negotiating that has allowed us to bring you such risk free investment. We believe we are the only company to offer a zero capital risk investment.
